Progress builds at VUGA as Council seeks agents for major land release

WORK is progressing steadily at the Valla Urban Growth Area (VUGA), with the first internal road now just weeks away from being sealed as Stage One construction nears completion.

Over the past month, approximately 700 tonnes of road base has been laid as construction contractor AJ Civil Projects prepares the road surface ahead of the planned asphalt seal.

Nambucca Valley Council General Manager, Bede Spannagle, said the development has reached an important milestone, with Council now calling for expressions of interest (EOIs) from experienced real estate agents to assist in marketing the first industrial land release.

“I’m pleased to be inviting EOIs from Real Estate agents with good industrial land sales experience to potentially sell the 13 industrial lots within Stage One of VUGA,” Mr Spannagle told News Of The Area.

“To be able to apply for this opportunity, real estate agents must register on Council’s e-tendering portal, VendorPanel, by 27 March 2026.
“It’s great to see VUGA Stage One at this point and we thank our partners, the Australian and NSW governments, for investing $11.2 million in the enabling infrastructure, along with a $17 million contribution from Council.”

Looking to the future of the VUGA development, Mr Spannagle added, “We want to see Stage One be a success, so the right industries set up there and provide job opportunities for locals.
“In turn, the financial return on Stage One, combined with further investment from our government partners which we are seeking, will hopefully unlock future stages at VUGA, including the residential land.”

AJ Civil Projects estimates the first bitumen seal will be applied to the internal road at VUGA in May 2026.

The road connects directly to Red Ash Road, providing easy access to the Nambucca Heads interchange and the Pacific Motorway, linking the site to national and interstate freight networks.

The Stage One industrial lots, expected to be released to market later this year, will be fully serviced, including fibre-to-the-premises NBN connectivity and three-phase 415-volt power.

Expressions of interest close at 2pm on Friday 27 March 2026.
